    Mortgages

    Commercial investment mortgages are available from £25,001 upwards. 

    Up to 80% of the value of a property can be funded although 70% is more common.

  • Mortgages for Houses of Multiple Occupation (HMOs) or Multi-Unit Blocks - residential blocks with common freehold.  These can be assessed by a valuer on a commercial basis (by a multiple of the rent) or on a "Bricks and Mortar" basis, based on the underlying property value.  Buy to let mortgage lenders have their own rules around which value to use, and either one could be higher in different circumstances. It's important to understand your own property before applying for a commercial buy to let mortgage.

    Commercial investment mortgage frequently asked questions

    Is a commercial investment mortgage different from a buy to let morgage?

    The two are very similar but commercial leases tend to be longer, 5 - 25 years would not be uncommon. 

    Because of this commitment for the tenant it can be more difficult to fill vacant property.  Some lenders will therefore only lend on already let property.

    Can I take an interest only mortgage as I do with my residential portfolio?

    Many lenders will allow interest only mortgage payments for some or all of the mortgage term. So long as it fits into your investment strategy we'll have a lender to fit your needs

     

    What's a Commercial Buy to let mortgage?

    Commercial buy to let mortgage is not a term we use as a commercial finance broker. It could refer to any one of a number of different situations;

    • A buy to let mortgage secured against a commercial property - details above
    • A buy to let mortgage secured against a residential property where the valuation might be a "commercial valuation" (based on investment value rather than bricks and mortar value) - typically an HMO or MUFB, find out more here.
    • A buy to let mortgage or commercial investment mortgage where the borrower is a limited company - this might also be termed "Corporate Buy To Let"
