What Is Equity Release and How Does It Work?
The most common form of equity release is a lifetime mortgage. You borrow a tax-free lump sum, or a series of smaller amounts, secured against your home. You stay living there and keep full ownership.
Unless you choose to make payments, interest is rolled up: it is added to the loan and then charged interest itself, so the amount owed grows over time. The loan is normally repaid from the sale of your home when the last borrower dies or moves into long-term care.
Many plans allow voluntary repayments — usually up to 10% of the amount borrowed each year without penalty — which can keep the balance under control and protect more of your estate.
100% Legal Ownership
You keep full legal ownership of your home. The lender takes a charge over the property, just as with a normal mortgage.
No Negative Equity Guarantee
Under Equity Release Council standards, you or your estate will never owe more than the value of your home when it is sold.
Flexible Voluntary Repayments
Many plans let you repay part of the loan each year without early repayment charges, slowing the effect of interest roll-up.
Three Later-Life Borrowing Routes Compared
No-negative-equity guarantee
Lifetime Mortgage (No Monthly Payments)
Borrow a tax-free lump sum or drawdown facility. Interest rolls up automatically, meaning £0 required monthly payments. Repaid when you pass away or move into long-term care.
Lower overall cost
Retirement Interest-Only (RIO)
Pay interest monthly to keep the loan balance fixed. Assessed on pension or retirement income, helping protect equity in your home for your estate.
Term extension
Standard Later-Life Mortgages (55+ to 80+)
Capital-and-interest or interest-only mortgages extending past traditional retirement ages, underwritten on pension income, rental streams or investment portfolios.

With a lifetime mortgage, interest compounds, so the debt can grow substantially and reduce what you leave behind.
Releasing cash may affect your entitlement to means-tested state benefits and your tax position.
Alternatives such as downsizing, using savings, family support or a RIO mortgage may be more suitable — we will always discuss these.
Equity Release Council safeguards include the No Negative Equity Guarantee, the right to remain in your home for life and the right to move to a suitable alternative property.
Acorn.mortgage (Trading style of Paul Thompson) is authorised and regulated by the Financial Conduct Authority (FCA #660207). CHECK THAT THIS MORTGAGE WILL MEET YOUR NEEDS IF YOU WANT TO MOVE OR SELL YOUR HOME OR YOU WANT YOUR FAMILY TO INHERIT IT. YOUR HOME MAY BE REPOSSESSED IF YOU DO NOT KEEP UP REPAYMENTS ON YOUR MORTGAGE OR ANY OTHER DEBT SECURED ON IT. Equity release products (Lifetime Mortgages and Home Reversion plans) may affect your entitlement to means-tested state benefits and reduce the value of your estate. All Lifetime Mortgage recommendations arranged by Acorn adhere to Equity Release Council standards, including the mandatory No-Negative-Equity Guarantee and the right to remain in your home for life.

How Your Monthly Payment Choice Affects the Loan
£0 Monthly Payments
No compulsory monthly payments. Interest is added to the loan balance (compounded roll-up), meaning the total amount owed grows over time and reduces remaining equity.
Interest Serviced
Choose to pay the monthly interest as you go. This stops interest from rolling up, keeping the loan balance steady and protecting your estate.
Optional Capital Repayments
Make voluntary capital repayments (typically up to 10% per year penalty-free). This actively pays down the loan balance over time.
Equity Release Council Safeguards Guaranteed on All Recommended Plans:
No Negative Equity Guarantee: You or your estate will never owe more than the sale value of your home.
Lifetime Tenure: You have the guaranteed right to remain in your home for life or until entering long-term care.
Freedom to Move: Fully portable to a suitable new property without financial penalty.
Talk Through Your Circumstances with Adrian
No obligation, no switchboard — just a straightforward conversation.
Yes. You keep full legal ownership. The lifetime mortgage is secured against your home and is normally repaid from the sale of the property when the last borrower dies or moves into long-term care.
How does interest roll-up work?
With a lifetime mortgage, interest is added to the loan each month or year rather than paid. Because interest is charged on previously added interest, the balance compounds and can grow quickly over time. Voluntary repayments can reduce this effect.
What is the difference between a lifetime mortgage and a RIO mortgage?
A lifetime mortgage needs no monthly payments, so interest rolls up. A Retirement Interest-Only (RIO) mortgage requires monthly interest payments, assessed on your retirement income, so the loan balance stays level.
Can I get a mortgage at 75?
Yes. Standard lifetime mortgages have no upper age limit (the minimum age is typically 55). Retirement Interest-Only (RIO) mortgages and standard later-life mortgages are also available at age 75, subject to retirement income, pension verification, and lender affordability checks.
What happens to my house if I take equity release?
You retain 100% legal homeownership throughout. Under Equity Release Council standards, you have the guaranteed right to live in your home for life until you pass away or move into permanent long-term care. At that point, the property is sold and the loan is repaid, with any remaining equity passing directly to your estate or beneficiaries.
Will equity release affect my pension credit or council tax reduction?
It can. Releasing a cash lump sum can affect your entitlement to means-tested state benefits, including Pension Credit and Council Tax Reduction, if your liquid savings exceed government thresholds (£10,000 for Pension Credit). An adviser at Acorn.mortgage will evaluate your benefit entitlement before you proceed, often recommending a drawdown facility to take funds in smaller tranches as needed.
