12-Month Valuation Validity
Healthcare valuations can remain valid for 12 months, subject to rolling 3-month management accounts and CQC checks. Availability depends on the lender and case.

Tangible property security is required, with bricks and mortar evaluated on MV1. Funding structures can permit goodwill value to substantially exceed physical asset value, subject to valuation, serviceability and lender approval.
Specialist lending criteria
Four sectors. Specialist underwriting.
These are indicative criteria for selected specialist lenders, not standard market-wide terms or an offer of finance. Property and goodwill limits are assessed separately and must not be added together.

Commercial mortgages and business lending are not all regulated by the FCA.
