What Is Equity Release and How Does It Work?

The most common form of equity release is a lifetime mortgage. You borrow a tax-free lump sum, or a series of smaller amounts, secured against your home. You stay living there and keep full ownership.

Unless you choose to make payments, interest is rolled up: it is added to the loan and then charged interest itself, so the amount owed grows over time. The loan is normally repaid from the sale of your home when the last borrower dies or moves into long-term care.

Many plans allow voluntary repayments — usually up to 10% of the amount borrowed each year without penalty — which can keep the balance under control and protect more of your estate.

100% Legal Ownership

You keep full legal ownership of your home. The lender takes a charge over the property, just as with a normal mortgage.

No Negative Equity Guarantee

Under Equity Release Council standards, you or your estate will never owe more than the value of your home when it is sold.

Flexible Voluntary Repayments

Many plans let you repay part of the loan each year without early repayment charges, slowing the effect of interest roll-up.

Solved

The Maturing Interest-Only Cliff

Many homeowners took interest-only mortgages in the 1990s and 2000s. If your term is ending and the endowment, investment or other repayment plan has fallen short — or never existed — you are not alone, and selling your home is not the only answer.

Speak to us early: lenders are expected to treat borrowers at term end fairly, and the sooner we start, the more options remain open.

How we refinance a maturing deal

  1. Review your balance, term end date, income, pensions and the value of your home.
  2. Compare a new term mortgage past 70, a RIO mortgage or a lifetime mortgage to clear the balance.
  3. Agree a timetable with your current lender so you are not forced into an immediate sale.
  4. Explain the long-term cost, risks and alternatives such as downsizing before you decide.

Whole-of-Market Evaluation

We look beyond the high street, across mainstream, specialist and later-life lenders.

Smart Criteria Engines

Criteria-sourcing technology quickly shortlists lenders that accept older applicants, complex pensions and portfolio assets.

A Regulated Adviser Decides

Adrian McClaren reviews every shortlist personally. Technology speeds up research; the recommendation is always made by a person.

Why Whole-of-Market Advice Matters Now

Recent industry reporting points the same way: more older borrowers, more product choice, and a real risk of being steered to one product type. Later-Life Guides for You and Your Family

Important Things to Consider Before Deciding

Please read carefully

  • With a lifetime mortgage, interest compounds, so the debt can grow substantially and reduce what you leave behind.
  • Releasing cash may affect your entitlement to means-tested state benefits and your tax position.
  • Alternatives such as downsizing, using savings, family support or a RIO mortgage may be more suitable — we will always discuss these.
  • Equity Release Council safeguards include the No Negative Equity Guarantee, the right to remain in your home for life and the right to move to a suitable alternative property.

Acorn.mortgage (Trading style of Paul Thompson) is authorised and regulated by the Financial Conduct Authority (FCA #660207). CHECK THAT THIS MORTGAGE WILL MEET YOUR NEEDS IF YOU WANT TO MOVE OR SELL YOUR HOME OR YOU WANT YOUR FAMILY TO INHERIT IT. YOUR HOME MAY BE REPOSSESSED IF YOU DO NOT KEEP UP REPAYMENTS ON YOUR MORTGAGE OR ANY OTHER DEBT SECURED ON IT. Equity release products (Lifetime Mortgages and Home Reversion plans) may affect your entitlement to means-tested state benefits and reduce the value of your estate. All Lifetime Mortgage recommendations arranged by Acorn adhere to Equity Release Council standards, including the mandatory No-Negative-Equity Guarantee and the right to remain in your home for life.

How Your Monthly Payment Choice Affects the Loan

£0 Monthly Payments

No compulsory monthly payments. Interest is added to the loan balance (compounded roll-up), meaning the total amount owed grows over time and reduces remaining equity.

Interest Serviced

Choose to pay the monthly interest as you go. This stops interest from rolling up, keeping the loan balance steady and protecting your estate.

Optional Capital Repayments

Make voluntary capital repayments (typically up to 10% per year penalty-free). This actively pays down the loan balance over time.

Equity Release Council Safeguards Guaranteed on All Recommended Plans:

  • No Negative Equity Guarantee: You or your estate will never owe more than the sale value of your home.
  • Lifetime Tenure: You have the guaranteed right to remain in your home for life or until entering long-term care.
  • Freedom to Move: Fully portable to a suitable new property without financial penalty.

Frequently Asked Questions

Do I still own my home with a lifetime mortgage?

Yes. You keep full legal ownership. The lifetime mortgage is secured against your home and is normally repaid from the sale of the property when the last borrower dies or moves into long-term care.

How does interest roll-up work?

With a lifetime mortgage, interest is added to the loan each month or year rather than paid. Because interest is charged on previously added interest, the balance compounds and can grow quickly over time. Voluntary repayments can reduce this effect.

What is the difference between a lifetime mortgage and a RIO mortgage?

A lifetime mortgage needs no monthly payments, so interest rolls up. A Retirement Interest-Only (RIO) mortgage requires monthly interest payments, assessed on your retirement income, so the loan balance stays level.

Can I get a mortgage at 75?

Yes. Standard lifetime mortgages have no upper age limit (the minimum age is typically 55). Retirement Interest-Only (RIO) mortgages and standard later-life mortgages are also available at age 75, subject to retirement income, pension verification, and lender affordability checks.

What happens to my house if I take equity release?

You retain 100% legal homeownership throughout. Under Equity Release Council standards, you have the guaranteed right to live in your home for life until you pass away or move into permanent long-term care. At that point, the property is sold and the loan is repaid, with any remaining equity passing directly to your estate or beneficiaries.

Will equity release affect my pension credit or council tax reduction?

It can. Releasing a cash lump sum can affect your entitlement to means-tested state benefits, including Pension Credit and Council Tax Reduction, if your liquid savings exceed government thresholds (£10,000 for Pension Credit). An adviser at Acorn.mortgage will evaluate your benefit entitlement before you proceed, often recommending a drawdown facility to take funds in smaller tranches as needed.

Can I pay the interest monthly so the debt doesn't compound?

Yes. Many modern lifetime mortgages let you make voluntary monthly interest payments, or partial capital repayments (often up to 10% a year) without early repayment charges. Paying the interest stops roll-up and keeps the balance level. If you stop paying, interest simply rolls up again — there is no penalty and no risk of repossession for missing voluntary payments. A RIO mortgage, by contrast, requires monthly interest payments.

What happens if one partner passes away?

With a joint lifetime mortgage, the surviving partner can stay in the home for life — nothing is repaid until the last borrower dies or moves into long-term care. With a joint RIO mortgage, the loan also continues for the survivor, but affordability is assessed at the outset on the income the survivor would have alone, so payments remain manageable. Both partners should be named on the plan.

Will I still own 100% of my home?

Yes. With a lifetime mortgage or RIO mortgage you keep full legal title to your home; the lender simply holds a mortgage charge, as with any mortgage. Plans meeting Equity Release Council standards also give you the right to live there for life and to move to a suitable property.

Can we involve our children in the conversation?

Absolutely, and we encourage it. Adrian holds multi-generational consultations by phone, video or in person, so partners, adult children or other trusted family can ask questions and understand the impact on inheritance before anything is agreed.
