Assumptions & limitations

Illustrative starting figures: £250,000 at 6% annually over 25 years — not a lender quote. Payments are monthly in arrears; interest is the annual nominal rate divided by 12 and is assumed unchanged for the full term. Capital and interest payments fully repay the loan over the selected term. Conversion uses one fixed exchange rate for illustration; sterling repayments do not change with FX, but their local-currency cost can rise or fall. Fees, insurance, taxes, FX spreads, transfer costs and lender-specific calculations are excluded. This is an estimate, not an offer or affordability assessment; actual rates and payments depend on lender approval.

The 2026 Context

Why South African Buyers Are Looking at UK Property

Larger offshore allowances

From 8 April 2026 (SARB Exchange Control Circular No. 6/2026), the Single Discretionary Allowance rose from R1 million to R2 million per resident adult per calendar year, with no SARS tax clearance needed within that limit. Unused allowance does not carry over. With the R10 million Foreign Investment Allowance, an individual may transfer up to R12 million a year (R24 million for a married couple).

Off the FATF grey list

South Africa was removed from the Financial Action Task Force grey list on 24 October 2025, after being listed in February 2023. This has reduced the additional anti-money-laundering checks some UK underwriters previously applied to funds from the Republic.

Sterling-denominated income

Some investors choose UK property to hold an asset and rental income in sterling alongside their Rand wealth. Exchange rates and property values can go down as well as up; we do not forecast currency movements.

Sources: SARB Exchange Control Circular No. 6/2026; Financial Intelligence Centre, October 2025. Confirm current limits with your South African tax practitioner or Authorised Dealer before transferring funds.

Lending Criteria Snapshot

High-street algorithms often treat ZAR as a volatile currency and decline the case. We place deals with specialist expat lenders and private banks that underwrite manually.

Popular Strategies

Wealth Preservation & Buy-to-Let

South African business owners and high-net-worth investors holding UK property in sterling — single buy-to-lets, MUFBs or commercial property, often through a UK SPV limited company.

University Accommodation for Children

Parents with children at UK universities buying a two- or three-bedroom property in cities such as London, Edinburgh, Manchester or Bristol instead of paying student rent. Some lenders allow the child to live there while the remaining rooms are let to help cover the mortgage.

Pre-Relocation Purchases

British expats planning a return secure a family home before moving and let it on an Assured Shorthold Tenancy (or a Scottish Private Residential Tenancy) until relocation.

Remittance & Conveyancing: Step by Step

  1. 1

    Decision in Principle

We assess affordability with your ZAR income stressed by the lender's currency buffer and confirm a suitable lender.

  2. 2

    SARS clearance & SARB-compliant transfer

Your funds move through an Authorised Dealer, using your Single Discretionary Allowance and, where needed, an Approved International Transfer (AIT) PIN from SARS.

  3. 3

    UK solicitor instruction

Your conveyancer completes anti-money-laundering and source-of-wealth checks; we help supply Balance of Payments reporting and transfer evidence.

  4. 4

    Mortgage offer & completion

The lender issues its offer, funds are received into the solicitor's client account and the purchase completes.

We do not give tax, legal or exchange-control advice. Your South African tax practitioner and Authorised Dealer handle SARS and SARB requirements.

Document preparation

Expat & ZAR Document Checklist

Document requirements vary by lender and circumstances. Collected documents are not uploaded or verified here.

  • Lender notes

Lenders need to verify identity. Supply a clear, valid document with all edges visible; ask your adviser which certifier the lender accepts.

  • Lender notes

This confirms your current residence. Your name and full address should match the application; mobile phone bills may not be accepted.

  • Lender notes

Statements support affordability and income checks. Include every page, your name and account details, and salary credits; screenshots may be rejected.

  • Lender notes

Income evidence helps establish sustainable earnings. Supply consecutive payslips or complete accounts, and confirm any translation or certification requirements with your adviser.

  • Lender notes

Tax evidence helps lenders and your South African adviser assess declared income and tax status. Ask your tax adviser about current SARS tax-compliance documentation; requirements vary.

  • Lender notes

Lenders need a clear source-of-funds trail. Include savings history or sale documents and bank transfers; your tax or exchange-control adviser should confirm any required permissions.

  • Lender notes

An overseas report helps assess existing borrowing and repayment history. Provide the full recent report rather than a score-only screenshot, and flag any errors to your adviser.
