Buy-to-Let Mortgages in Scotland

We arrange buy-to-let finance for landlords and investors buying or refinancing property in Scotland, including single lets, portfolios and houses in multiple occupation (HMOs). As a whole-of-market broker, we can look across lenders rather than being tied to one.

What to consider before you buy

  • Additional Dwelling Supplement: an 8% supplement on the whole purchase price generally applies to buy-to-let purchases of £40,000 or more, on top of standard LBTT. Budget for it from the start.
  • Private Residential Tenancies: most Scottish lets are PRTs with no fixed end date. Lenders and landlords should understand how this affects letting strategy.
  • HMOs: Scottish HMO licensing generally applies when a property is let to three or more unrelated people. Licensing is handled by the local council, so check the requirements for the area you are buying in.
  • Flats: Scottish flats are normally owned outright, with shared responsibility for common repairs.
  • Rent control: ministers can designate rent control areas in future under the Housing (Scotland) Act 2025. Consider this when forecasting rental growth.

How we can help

We can help with purchases, remortgages, limited company and personal-name lending, HMO and multi-unit freehold blocks (MUFB) finance, and portfolio refinancing. Tell us about the property and your plans, and we will look across the market for suitable options.
