Commercial Mortgages in Scotland
We arrange commercial mortgages and business property finance across Scotland, for owner-occupiers buying their premises and for investors buying commercial property. As a whole-of-market broker, we can look across lenders to find options that fit the business and the property.
What we can help with
- Owner-occupied commercial property purchase and refinance
- Commercial investment property
- Mixed-use property
- Development finance
- Business finance and working capital
- Healthcare practice finance
Scottish points to be aware of
- Commercial and mixed-use purchases normally pay non-residential LBTT, which has lower rates than residential LBTT. The Additional Dwelling Supplement does not apply to commercial property.
- Commercial lending is typically secured by a standard security over the property, and sometimes other security as well. Your Scottish solicitor will advise on the documents.
- Energy performance requirements can apply to non-domestic buildings when they are sold or let.
Healthcare practices
NHS dental, GP and pharmacy practices in Scotland operate under NHS Scotland health board contracts, and our standard 85%–100% LTV goodwill criteria fully apply.
